Seis Lagos is a 400 acre guarded community of Custom Built Homes that provides its residents a unique mix of amenities in a country setting in Lucas, Texas over looking summit views of Lake Lavon and the 18 mile Trinity Nature Hiking and Equestrian Trail. Seis Lagos residents enjoy the benefits of City Services set in a Country Atmosphere.  The Seis Lagos Municipal Utility District provides Concrete Roads, Water and Private Sewer services to the community.  Home sites vary from 1/2 acre to 1+ acre. The Seis Lagos community is in served by two different  school districts the Lovejoy Independent School District and the Wylie Independent School District

Phase I consumes 225 acres and consists of 199 homes most of which were built in the mid to late 1980s.  These homes range in value from $200,000 to $500,000.  Phase II was opened in 1995.  It is a 35 acre addition adding 57 homes varying in value from $250,000 to $500,000.  Phase III, was opened in 2001.  It is a 55 acre addition adding  71 home sites backing to Lago Grande and Hidden Lakes.  Homes in Phase III range in value from $350,000 to $700,000.  The last addition to Seis Lagos, Phase IV is the latest addition to Seis Lagos.   It is a 54 acre section containing 79 homesites.  It is anticipated  Homes will range from 3000 to 5000 sq. ft. and appraise from $375,000 to $700,000.  The lot sizes vary from 1/2 acre to over 1 acre and sell for $70,000 to $125,000.  Some Lots are wooded, some have lake views, all Lots are on Concrete Streets, in a secured neighborhood and have the City services of Clean Water and a Sewer System. The rolling hills of Seis Lagos are evident in this phase and create terraced  homesites which promise to provide a setting for interesting and distinctive homes. An additional common area or green belt of about 10 acres has been provided with this last phase.

A mature homeowners association monitors the architectural compatibility of all homes and improvements and is responsible for the care and maintenance of all community amenities. Seis Lagos families range from young starting families to retirees.   Seis Lagos has a strong community spirit with activities for almost any interest.

With the introduction of Phase IV the Seis Lagos Community is conducting a major face lift, which will consist of a New Clubhouse, Youth Facilities and other Recreational Amenities including Bi-level swimming pool, toddler pool, lap pool, four lighted professional tennis courts, playgrounds, volleyball court, horseshoe pits, six lakes  (stocked with bass and catfish) mountain bike and nature hiking trail.
