North Texas Equestrian Center (NTEC) is located on the borders of Seis Lagos in Lucas (ETJ) in North East Collin County and has earned the reputation as being the premier boarding and training facility in North Dallas. Main Floor


Formal Entry (8 x 9 x 10)-  Welcomed into the home by a premium 8’ x 3’ enameled red oak door that boasts bronze handle hardware and brings light into the entrance through a 22” x 64” leaded glass window with flemish, patterned, cut and frosted elements in beveled panes arranged in a stream lined design. Paired 14” x 78” sidelights compliment the door and all are cased by 3.5” white painted wood trim. The entry is floored in a warm, natural color 12” x 12” highly polished, honed marble that is surrounded by a 1.5” bone color enameled shoe moulding, followed by 10” white enameled wood baseboards.  A light cream colored, sculpted designer wallpaper is incased in a white enameled wood raised plaque paneling. The 10’ walls are finished by white enameled triple stack crown moulding with a fluted edge detail that defines the space. The ceiling is lightly textured and mirrors the floor by it’s slightly darker natural color.  Hanging from a single brass chain, three candlestick lights are held by brass candle bases and are contained in 10 beveled glass panes that create a traditional style entry fixture.  The entry opens directly to the Formal Living with views of the outside pool area. There is an opening off to the left, and to the immediate right is a 4.5’ x 6.5’ cased opening, framed in 3.5” stacked, white enameled trim to the Formal Dining.

 

Formal Dining (14 x 12 x 16)-   Stepping through a 4.5’ x 6.5’ cased opening to the right of the entry is the Formal Dining Room. Traditional engineered hardwoods in a light oak finish floor the room and are surrounded by a 1” stained shoe moulding. In complementary contrast to the Formal Entry, the Formal Dining Room’s raised plaque paneled walls are enameled in a soft cream color with white sculptured silk wallpaper insets. Echoing the opening to the entry is a cased opening to the kitchen containing 1.5’ x 6.5’ raised paneled twin doors with a brass pulls in the center of each door. Opposite the room’s openings, is a wall that fronts the home and contains an impressive six window array; the center window is 4.5’ x 7.5’ and is paired by a 2’ x 7.5’ window on either side, these windows are operable, single paned with dark colored muttons. Above the center window is an arched window that measures 4.5’ x 5’ at it’s maximum height and is paired by a 2’ x 2.5’ window on either side and are stacked above the lower windows. The upper windows are a single piece of glass with dark colored mutton light dividers. Each window is completely framed in enameled paneling with a picture frame insert of designer wallpaper between the upper and lower windows.  The room is crowned in double stack painted moulding and six boxed cream colored enameled beams vault the ceiling to a popped up center area crowned in triple stack painted moulding. The ceiling is lightly textured and painted a light color that sets the cream painted wood apart.  Hanging from a brass chain 11.5’ from the ceiling is the two tiered polished brass chandelier. The top tier offers four candlestick lights and the bottom offers eight candlestick lights, spread out and presented by slender S shaped arms attached to an intricately detailed polished brass column.  The Formal Dining Room contains four standard electrical outlets and one light switch.

 

 

Formal Living (24 x 19 x 12)-   The Formal Entry opens directly to the Formal Living Room that is floored in a versatile short cut pile, light colored carpet.  White enameled plaque paneled walls are consistent with the entry and rise to 12’.  Opposite the entry, the back wall holds four 2.5’ x 7.5’ operable windows with dark mutton light dividers.  Each window is completely framed in enameled paneling and all four are draped as a unit. On the far left wall is a 6.5’ enameled cased opening to the Master Suite, on the immediate right is a6.5’ enameled cased opening to the kitchen, on the far right is a wider 6.5’ enameled cased opening to the Den and in the center right in a 38” x 70” enameled cased opening complete with a dark polished granite service to the Bar. The walls are crowned with 4” enameled trim.  The ceiling is lightly textured, painted a light color, coffered with 3 enameled beams containing six recessed can lights- one in each boxed out area of ceiling. A white, four blade, polished brass 52” ceiling fan with a four beveled glass globe light fixture hangs in the center of the room.

 

Kitchen (17 x 15 x 13)-   The Kitchen is accessed by the Formal Living and Formal Dining Rooms. It features a 8” x 8” light natural color floor tile, with a baked glaze finish and dark grout. A 40” high, picture framed, stained wanes coat topped by a stained oak chair rail encircles the room.  The walls are hand textured, painted a pleasant warm tone and accented by a complimenting finish of stain glaze.  The custom solid oak stained cabinetry is accented by square brushed nickel pulls, 3’ high and topped by a polished, light color natural granite with a bull nose edge.  Under counter, and to the right of the sink is the Asko stainless steel dishwasher with stainless interior and top of the door touch controls;  to the left of the sink is a black Whirlpool trash compactor. Also, there are eleven raised panel front drawers, two levered panel tilt-out sponge drawers, seven raised panel cabinets and one sheet tray cabinet.  The under mount stainless steel sink features one large basin and one smaller basin containing an Insinkerator garbage disposal.  The sink is completed by a brushed stainless faucet with single lever operation on the right hand side and a pull out vegetable sprayer head. From the granite counter top to the bottom of the upper cabinets is the 6” x 3” natural color tumbled marble backsplash laid in a standard brick pattern that is illuminated by under cabinet lighting.  There are six 42” stained oak, raised panel door upper cabinets with three 12” shelves in each; and seven 26” stained oak, raised panel door upper cabinets with one 12” shelf in each. Fluted stained oak crowns the upper cabinets and a 2” stained rail with spindle detail borders the top of the cabinet display area.  The cook center is highlighted by a 10’ x 3’ x 13’ solid brick, arched surround and features stainless steel DCS built in double ovens, trimmed in stained oak.  The KitchenAid Schott Ceran electric flat surface, black cook top has four burners, a center exhaust fan and is set in a 62” x 31” matching granite slab.  Under the cook top, the custom stained oak cabinets include two tilt-out utilities above two raised panel door cabinets and two 32” raised panel door cabinets on either side.  The backsplash under the arch, behind the cook top mimics that of the rest of the kitchen with it’s 6” x 3” natural tumbled marble laid in a brick pattern, and in the arch above the cook top is covered in 2” x 2” tile with three 3.5” recessed lights.  In the center of the room sits the 5.5’ x 3’ stained oak Island topped by the same polished granite used throughout the kitchen. It contains four 28” cabinets with two 34” deep shelves in each, and one end features one jar and three spice storage shelves with one standard electrical outlet.  The 3.5’ x 4.5’ pantry is accessed through a stained, 3.5” cased 6’ raised panel door with a polished brass handle. The pantry contains six 12” deep cabinets; the floor is 8” x 8” tile matching that of the kitchen and is lit by a single globe fixture.  A 3’ x 7’ arched window is placed above the kitchen sink and cuts a barreled element in the vaulted ceiling.  The base of the window offers a 3’ x 20” display shelf covered in 2” x 2” tumbled marble tile and is lit by a polished brass pendant consisting of three candlestick lights contained in a beveled glass shade.  The 8’ walls are crowned by 2” stained moulding, from there the ceiling vaults to 13’ by four corner stained accent beams, the top being crowned in 4” stained trim. The ceiling is lightly textured, painted and four recessed can lights light the room.  The 7.5’ x 3’ Breakfast Bar has room for four chairs and divides the kitchen from the Breakfast Nook. On the Breakfast Nook side of the bar is the backside of the upper and lower stained solid oak kitchen cabinets, finished with picture frame paneling, offering a 36” under cabinet florescent light and a consistent polished granite countertop.  The Kitchen has seven standard electrical outlets, seven light switches, one television jack and one telephone jack.

 

Breakfast Nook (13’ 5” x 13’ x 10’)-   The Breakfast Nook seamlessly transitions from the Kitchen with a continuation of the same 8” x 8” natural color tile with a baked glaze finish and dark grout, as well as the 40” high stained wanes coat topped with a stained chair rail and hand textured walls painted a warm natural color and finished with a complimentary stain glaze.  The Nook is situated at the front corner of the home and there are two identical sets of windows; one overlooking the front yard and one overlooking the side yard and driveway.  The center window in each set measures 4’ x 8’, is operable with dark color divided light muttons and is paired by a 14” x 8’ window on either side that is inoperable with dark color divided light muttons.  The third wall is highlighted by a 7’ x 8’ built-in stained solid oak hutch.  Below the 7’ x 24” counter is a center three drawer stack and on either side is a single drawer with a cabinet containing two 12” shelves below.  The stained solid oak backsplash features a built-in intercom control and one standard electrical outlet.  Above includes three 12” deep shelves in the 3’ x 42” central area with spindle and rail details that mimic those of the top of the upper kitchen cabinets. On either side, is a glass front cabinet containing three shelves and accented by square brushed nickel pulls. To the left of the hutch is a 6’ stained raised panel door with a polished brass doorknob that opens to a 3.5’ x 2’ closet containing four 24” x 12” white metal shelves and two 38” x 12” white metal shelves. At the top of the 8’ walls the Nook is crowned by 10” stained triple stack moulding. The ceiling is lightly textured and painted where a 6’ x 8’ pop up rises in a framed box tier and is crowned by a 13” stained stacked oak moulding and again a 5’ x 3’ framed box pops the ceiling up and is crowned by a 13” stained stacked oak moulding.  A single light hangs 6.5’ from a brass chain, featuring six candlestick lights set in polished brass and contained in an delicately etched glass shade.  From the Breakfast Nook and Kitchen is access to the Utility Room, Den, Guest Bedroom, Guest Bathroom and the Garage through the Back Hallway.

 

Back Hallway (17’ x 4’ x 8’)-  Giving access to the Kitchen, Breakfast Nook, Utility Room, Den, Guest Bedroom, Guest Bathroom and the Garage the Back Hallway’s floor is a continuation of the Kitchen with it’s 8” x 8” natural color tile with a baked glaze finish and dark color grout surrounded by 4.5” stained oak baseboards. Utility Room (8’ x 7’ x 8’)-  Off the back hallway, enter the Utility Room through a 6.5’ stained oak raised panel door with a polished brass doorknob, cased in 2.5” stained trim. The flooring is a fluid continuation of the Kitchen’s 8” x 8” natural color tile with a baked glaze finish and dark grout surrounded by 3” stained oak baseboards.  The walls are lightly textured and painted, and the room has enough space for a full size refrigerator, washer and dryer. A stained 1.5’ x 5’ ironing board cabinet with a brass pull is featured on one wall, while the other boasts a 28” counter top above a 2’ drawer and a double door cabinet, five stained oak upper cabinets trimmed in 2.5” stained oak and white metal shelving finish the storage area of the Utility Room.  The walls are crowned with 2.5” stained oak moulding, the ceiling is lightly textured and painted and one 4’ florescent light lights the room.

 

Guest Bedroom (14’ x 13’ x 8’)-  Through a 6.5’ raised panel stained oak door with a polished brass doorknob, off the Back Hallway, across from the Utility Room enter the Guest Bedroom. Traditional light oak finished engineered hardwood floors are surrounded by stained shoe moulding and 3.5” stained baseboards. The walls are lightly textured and painted. Opposite the entry door are two 3’ x 6’ mulled, operable thermo windows with 5” stained base trim and white metal mini blinds. Two 4’ x 6.5’ mirrored, sliding doors are trimmed in 2.5” stained oak and separate the closet which has the same hardwood flooring, five 7’ x 12” enameled shelves and one dome light.  The walls are crowned by 2.5” stained moulding, the ceiling is lightly textured and painted and one stained, four blade, 52” Hampton Bay ceiling fan with four bevel cut glass shaded lights is in the center of the room. The Guest Bedroom has shared access with the Back Hallway to the Guest Bathroom.

 

Guest Bathroom (10’ x 5’ x 8’)-   Accessed by the Guest Bedroom and the Back Hallway through one of two 6.5’ stained, raised panel doors with polished brass doorknobs is the Guest Bathroom.  Light colored, short cut pile carpeting covers the floor and is surrounded by 3” stained baseboards. The walls rise to 8’, are lightly textured and painted and crowned by 2.5” stained moulding. The 5’ x 2’ cultured marble vanity has an ogee edge, recessed shell sink with soap ledges, a 4” backsplash, a polished brass 8” spread faucet and brass drain stop; below sits a stained oak vanity cabinet with four raised panel doors and two drawers with brass pulls. Above the vanity is a 5’ x 42” mirror lit by a 4’ polished brass, eight bulb light bar.  The porcelain toilet and bathtub matches the natural color cultured marble.  The bathtub has 4” x 4” single color tile surround, built-in soap dish and towel bar; polished brass faucet, shower head and drain stop complete the tub/shower combo. Matching polished brass toilet paper holder, towel bar rack and hand towel ring add an additional accent to this bathroom. The ceiling is lightly textured and painted with an exhaust fan and one recessed bath light.

 

Den (18’ x 15’ x 12’)-  Accessed through the Formal Living Room or off the Back Hallway across from the Third Bathroom, is the Den.  The Den is floored in a light colored, short cut pile carpet surrounded by 8’ high stained plaque paneled walls that have a rich cranberry color textured designer wallpaper inserts.  On the back wall of the room, a wood burning fireplace is built into a brick surround and accented by a stained oak 6.5” traditionally columned mantle. The fireplace has a 22.5” x 8’ window on either side with 2” stained wood blinds.  To the left of the back wall is a 2.5’ x 8’ window dressed with stained wood blinds and an 6.5’ exterior divided light door with a polished brass door set that leads to the back patio. The walls are crowned in 10” stained triple stack moulding. This bedroom also contains a private vanity and walk-in closet.  Opposite the entry to the room are two 3’ x 6’ mulled, operable windows with dark color divided light muttons and white metal mini blinds. The 3.5’ x 2’ cultured marble vanity is separated by a 42” pony wall topped with matching cultured marble.  The vanity includes a shell sink with soap ledges, a 4” backsplash, a polished brass 8” spread faucet and drain plug; it’s cabinet includes three enameled drawers and a two raised panel door cabinet accented with antique brass pulls. A round framed mirror hangs over the sink, a polished brass towel ring hangs on the wall to the left and the vanity is lit by a silver light fixture presenting 3 frosted glass, shaded lights.  To the left of the room’s entry is an enameled raised panel door to the 4’ x 5’ walk-in closet floored by the same light colored carpet and completed by 12” enameled wrap around shelves, two hanging rods and one glass dome light above the door.  The 8’ walls are crowned by 3” enameled moulding, the ceiling is lightly textured and painted the same as the walls and is completed by a white and polished brass, 4 blade ceiling fan offering a four frosted glass, shaded light fixture.  Through the vanity area, this bedroom has access to the bathroom shared with Bedroom Three.

The walls are lightly textured and painted; there is a floor to ceiling enameled cabinet containing 4 storage shelves above and a laundry hamper below, featuring a 3’ x 12” cultured marble counter top, located to the right of the toilet and left of the doorway to Bedroom Four.  Matching porcelain toilet and 6’ bathtub are the focus of the room.  The tub/shower combo is enclosed by clear sliding shower doors, framed in polished brass and surrounded by 4’ x 4’ natural color tile with built-in soap dish, towel bar, an additional 2’ x 1’ tiled shower seat and is finished by a polished brass faucet, shower head and drain plug.
